Buying an apartment in Tashkent in a new build or on the resale market — almost every conversation we have with a buyer starts with this choice. Both options are good, but for different goals. Below we've laid out the strengths of each and what's worth checking in advance so the purchase brings no surprises.
New build: strengths
Modern buildings are designed around today's comfort standards: gated courtyards, underground parking, elevators, playgrounds, sometimes their own retail on the ground floors. Layouts tend to be more spacious and practical, and the apartment is a blank slate — you can renovate it entirely to your taste. Many developers offer installment plans, which lets you spread the payments out.
New build: what to check in advance
First, the construction stage and the planned completion date — this determines when you can move in. Second, the condition the apartment is handed over in (shell, rough finish, or fully finished) and a realistic renovation budget. Third, how the surroundings will develop: if the area is still being built up, schools, shops, and transport may not appear right away. And of course, the property documents — have a specialist review them before you make any payment.
Resale: strengths
The main advantage is that the apartment already exists: you can see it in person and judge the view, the neighbors, the noise, and the light. You can usually move in right after the deal closes. Resale housing is more often located in established districts with ready infrastructure — schools, clinics, markets, and the metro are already nearby. The choice of locations is also wider, including the city center, where few new buildings go up. We cover the districts in more detail in our guide to Tashkent's districts.
Resale: what to check in advance
Look at the year of construction and the overall condition of the building: the entrance, roof, elevator, and utilities. Inside the apartment, check the wiring, pipes, and windows — they determine whether you need a cosmetic refresh or a full renovation. Be sure to verify the property's legal history: who the owner is, whether there are any encumbrances, who is registered there. This part is best left to a specialist.
How to choose: three questions to ask yourself
When do you want to move in? If you need a home in the coming months, resale or a completed new build is your option; if you have time to wait, you can also consider buildings under construction.
What matters more — ready infrastructure or a modern building? An established district gives you everything at once; a new complex gives you comfort inside the courtyard and modern standards.
Are you ready to take on a renovation? A new build almost always means renovation, while on the resale market you can find an apartment you move into with just a suitcase.
